GOVERNMENT AT THE SPEED OF BUSINESS
Permits take 18 months. The City charges thousands before you've sold a single coffee. If your project is stuck or stalled in the system, my office will assign a dedicated Navigator, a real human with a phone number, to track it down and push it through. I will fight for a 90-day decision on projects that meet code. Speed pays for itself.

Landlords are holding out for corporate chains and leaving storefronts empty for years. I can't set the rent, but I can set the timeline. Chain stores (11+ locations) will need a Conditional Use Permit — 9 to 12 months of public hearings. Local businesses get approved in 7 days. If a space is vacant, a local brand can move in for 90 days with a streamlined pop-up permit.

HONEST PRICING + AL FRESCO
If a burger is $18, it shouldn't be $24 after hidden fees. I will push for fees to be posted at the entrance in clear type before you sit down. If they call it a "healthcare fee," they prove it went to workers or it's fraud. And if your outdoor patio was approved during COVID and has no safety violations, it stays. If it was safe enough for 3 years, it's safe enough for tomorrow.

RETAIN THE TALENT
We educate brilliant students at SMC, UCLA, and LMU, then force them to move to Texas because they can't afford rent. I will fast-track compact housing on commercial corridors so students can rent for $1,200 instead of $3,000, partner with Silicon Beach companies to create paid internships, and fund late-night study zones at public libraries during finals.
Learn here, stay here.

Vehicle Dwelling
The City tried to tow hazardous RVs and a judge blocked it because they botched the legal paperwork. I will fix the Joint Powers Agreement with the County so we can legally act, open safe parking lots in industrial zones with sewage hookups, and then strictly enforce residential protections. There is a difference between a family sleeping in a sedan and a hazardous RV dumping sewage. We treat them differently.
